Neighborhood Meeting - RZN18-0007 500-Block S. Main Street

RZN18-0007/ORD 1870 - Request to rezone approximately 1.49 acres from the R-5 Transitional Residential Zoning District to the DC Downtown Commercial Zoning District at the 500 block of South Main Street (Tax Map Nos. 257-B 11-19; 257-B 1 10-13 & 257-B 1 A-C) by Glenn Reynolds (applicant) on behalf of the 500 South Main Condominium Unit Owners Association (owner).

The Blacksburg Planning and Building Department has received a request to rezone approximately 1.49 acres at the 500 block of South Main Street (500-510 South Main Street) from R-5 Transitional Residential to DC Downtown Commercial. Although the property is zoned for Transitional Residential use, it has been used for over 35 years as office use. Each use of existing and prior offices has been approved through Town of Blacksburg Special/Conditional Use Permits as is required in R-5. Along with the rezoning request, are Conditional Use Permit applications for each of the buildings for office on the ground floor in the Downtown Commercial Zoning District. No proffered conditions were provided with the submittal. The Future Land Use designation is Medium Density Residential, which does not contemplate office or other commercial uses.
