Neighborhood Meeting-RZN20-0005-1900 Toms Creek Road

RR-1 to PR

The Blacksburg Planning and Building Department has received a request to rezone approximately 40 acres of land near 1900 Toms Creek Road from the RR-1 Rural Residential-1 zoning district to the PR Planned Residential zoning district.  The request entails the construction of a residential development with a maximum of 84 single-family residential lots.  A new road would be constructed to intersect with Toms Creek Road and provide access to the development.  The development request also entails the public dedication of 35% of the total parcel as open space, and the construction of a picnic shelter to be dedicated to the Town, adjacent to the Town’s Toms Creek Park.  The Future Land Use Designation for this property is Very Low Density Residential, which allows for up to 1 dwelling unit per acre.  The proposed density of 84 units equates to 2.08 units per acre, which represents an increase over the density envisioned in the future land use designation.

 

A neighborhood meeting for the above referenced land use application is now scheduled for Monday, August 10, 2020, at 6:00 pm.  The meeting will be held in the Council Chambers at 300 South Main Street with appropriate Public Health Emergency provisions addressing social distancing in place.  For individuals preferring to remain at home, the meeting will also be broadcast live on Comcast cable, WTOB Channel 2 or you may stream it live here.  Comments may be submitted via letter or email.  All correspondence received will be provided to the applicant and included in the staff report to Planning Commission and Town Council.  If you wish your comments to be included in the first packet to Planning Commission, please send them no later than close of business on Thursday, August 13, 2020.
