CUP 21-0006-Conditional Use Permit request for Townhome Use on the Ground Floor in the GC General Commercial zoning district on 8.444 acres at 203 Country Club Drive SW (Tax Map No. 287-A 41A) by Balzer and Associates (applicant) for Diversified Investors XIII, LLC (owner).
Townhome use is not an allowed by-right use in General Commercial zoning district and a conditional use permit is required. The site is part of the "Rugby Field" area at First and Main that currently includes a daycare and hotel.
The applicant proposes a residential project with 98 townhome units and a total of 280 bedrooms. The proposed density is 33.18 bedrooms per acre and 11.6 units per acre. The units proposed will vary in height but be no taller than 3.5 stories and contain no more than 3 bedrooms
