The Town of Blacksburg will host a public input meeting to review and discuss the following:
Zoning Ordinance Amendment (ZOA) #61-An amendment to the Town of Blacksburg Zoning Ordinance to create a new Small Lot Development Option in the R-4 Low Density Residential Zoning District to allow smaller lot sizes.
This Zoning Ordinance Amendment is intended to address the need for additional single-family residential development. This amendment aims to provide a framework for small lot residential development to fill a market need for smaller homes and the “missing middle” housing market.
The Small Lot Residential (SLR) ordinance is a new set of regulations that will allow primarily single-family detached homes as well as two-family dwellings (duplexes) and townhomes when served by alley access.
As currently drafted, the SLR ordinance will only apply to properties in the Town of Blacksburg that are zoned R-4 Low-Density Residential and have a minimum of 2 contiguous acres under common ownership. Virginia Tech property, and cemeteries and dedicated open space which cannot be used for development, are excluded.
