Description:
A rezoning request from General Commercial (GC) and Transitional Residential (R-5) to Planned Residential (PR), which would permit the construction of an 8-story multifamily building with commercial on the ground floor, and townhome-style multifamily units, with up to 759 bedrooms.
There is a companion request to vacate a town-owned alley right-of-way (ROW-24-2), and a companion request for a Conditional Use Permit to use an alley to access townhome-style multifamily units (CUP-24-3).
The building will include structured parking for commercial and residential uses.
The property is located at 801 North Main Street and includes parcels on Kabrich Street, Winston Avenue, and Progress Street.
The Comprehensive Plan Future Land Use designation is Commercial and Medium-Density Residential. The request for 270 bedrooms per acre represents an increase in the density above the Future Land Use (FLU).
