The Blacksburg Planning and Building Department has received several requests related to the Midtown Development. One request (RZN20-0002) is to amend the previous rezoning RZN17-0006/ORD 1866 approved by Town Council in May 2019. The previous rezoning rezoned 22.96 acres at 501 South Main Street to Downtown Commercial (DC) and Planned Residential (PR) with conditions. The second request is for a special signage district for the entire Midtown Development (RZN20-0003). Also requested is a conditional use permit (CUP20-0003) for height above the maximum of 60 feet in Downtown Commercial on 1.77 acres (DC Parcel #5).

In summary, the rezoning amendment RZN20-0002 includes changes to the rezoning proffer statement, rezoning application, and Pattern Book outlined below:
- Add parking adjacent to Eheart Street on DC Parcel #4.
- Minor changes to parcel configuration.
- Changes to internal sidewalks and connectivity.
- Creation of a new form of townhouse development allowing for stacked units (2 over 2).
- Changes to proposed building materials.

This is an informal meeting that will give the applicant the opportunity to present the plans and provide attendees with the opportunity to ask questions. A staff member from the Planning Department will forward the notes from the meeting to the Planning Commission and Town Council. |
