RZN 22-0003- Request for an amendment to previous rezoning Ordinance #746 to modify a Planned Commercial PC zoning district including permitted uses at 1055 Plantation Road (Tax Map. 254-A-18) by Broadstreet Partners, LLC (applicant) for Blacksburgs Green BLD LLC (owner).

CUP 22-0006- Conditional Use Permit Request for Mini-Warehouse Use in the Planned Commercial PC zoning district at 1055 Plantation Road (Tax Map No. 254-A-18) by Broadstreet Partners, LLC (applicant) for Blacksburgs Green BLD LLC (owner).

The Blacksburg Planning and Building Department has received an amendment to the previous rezoning Ordinance #746 to modify a 4.573 acre portion of the 9.281 acre Planned Commercial PC zoning district and a related Conditional Use Permit request for a Mini-Warehouse Use in the PC zoning district at 1055 Plantation Road.  The applications include modifications to the PC district standards including changes to permitted uses to allow for mini-warehouses and other commercial uses, proposed site layout, and elevations of the proposed storage facility.  The applicant, Broadstreet Partners, LLC, is requesting to establish a 100,000 square foot, multi-story, climate controlled storage facility with attached office space to the rear of the 4.573 acre parcel. The applicant also plans to reserve the front 1.17 acres of the parcel for future commercial development.  The Future Land Use Designation in the Comprehensive Plan is Commercial, which includes small or large-scale commercial developments.

Neighborhood Meeting
Thursday, November 3, 2022, 5:30 pm in the Roger E. Hedgepeth Chambers, 2nd Floor Municipal building, 300 South Main Street.
This is an informal meeting that will give the applicant the opportunity to present the plans and provide attendees with the opportunity to ask questions.  A staff member from the Planning department will forward the notes from the meeting to the Planning Commission and Town Council.

The Planning Commission will review the request and the staff report.  There will be an opportunity for the applicant to present the proposal.  The public is welcome to attend, however, this is not a public hearing and there will not be an opportunity for public comment.
